How often should you stain or seal a deck in Ontario?

"Every couple of years" is the answer most homeowners hear about deck staining, and it's a reasonable starting point — but the real answer depends more on sun exposure and use than the calendar.

The water test

The simplest way to check is to sprinkle a little water on the boards. If it beads up and sits on the surface, the finish is still doing its job. If it soaks straight in, the wood has lost its protection and it's time to refinish — regardless of how long it's technically been.

Sun does more damage than snow

It's tempting to blame winter, but UV exposure is usually the bigger factor — a deck in full sun most of the day will need refinishing noticeably sooner than a shaded one, even in the same yard. Freeze-thaw cycles add their own stress, particularly around fasteners and joints, which is why a spring inspection matters as much as the stain job itself.

Prep matters more than the product

A quality stain applied over a dirty, weathered surface won't hold up — cleaning and light sanding first makes the biggest difference in how long a finish lasts. It's the same principle as our hardscaping work: what's underneath determines how the finished surface performs.

The bottom line

Plan on checking your deck every spring and expect to refinish roughly every 2 to 3 years, sooner in full sun. Catching it early — before the wood is actually greying and drying out — is a lot less work than restoring a deck that's gone too long between coats.
