Lots running toward the Grand often carry more fall than they appear to. Grass handles slope fine — the question is whether the slope is moving water off the property in a controlled way or just concentrating it at the bottom of the yard.

On a sloped lot every grading decision pushes water toward the neighbour, the street, or a route you've chosen. We'd rather choose it. That usually means shaping a swale or putting drainage in before the sod, so the finished lawn isn't the thing managing the water.

- Walk the fall of the property and establish where water currently goes and where it should go
- Strip the existing surface and clear the area
- Shape the grade — on steeper lots this may mean a swale or terracing rather than a single slope
- Loosen and build the soil profile so roots hold on the slope
- Lay sod running across the slope rather than down it, and pin it where the pitch demands
- Water in thoroughly and set expectations for watering on a grade, which sheds faster than flat ground
Questions from Cambridge homeowners
Will new sod wash out on a sloped Cambridge lot?
Not if it's laid properly. Sod goes across the slope rather than down it, gets pinned where the pitch is steep, and the grade underneath is shaped so water moves in a controlled path instead of channelling. The first few weeks of watering matter more on a slope, because water runs off faster.
My yard drains toward my neighbour. Is that a problem?
It can be, both practically and legally. Part of grading a sloped property properly is making a deliberate decision about where water goes rather than inheriting one. We'll talk through it before anything is dug.
